Refrigerator section warm, freezer section fine
Almost always the dual-evaporator fan in the fresh-food section — Sub-Zero uses independent evaporators per compartment, and the fresh-food evaporator fan motor is the most common single failure. Sometimes the issue is a frosted-over evaporator coil pointing upstream to a defrost-circuit problem. We carry common 532/700 series evaporator fan motors on the truck for one-visit repair.
Compressor running constantly or short-cycling
Constant running on a Sub-Zero almost never means a failing compressor — Sub-Zero compressors are sealed and warranted five years from the factory. The actual cause is usually a condenser-coil blockage (dust, pet hair, and Florida humidity create a thick mat behind the grille within 18-24 months), a worn door gasket letting humid air in, or a fresh-food evaporator fan that's slowed down. Short-cycling — the unit clicks on and off rapidly — is the start-relay or the electronic control board, often after a Naples lightning event.
Water in the freezer or leaking from the bottom
The defrost drain has frozen over — a Sub-Zero classic. The defrost water can't reach the drip tray, so it backs up onto the freezer floor and eventually overflows onto the kitchen floor. The fix is a heated-drain clearance and sometimes a check-valve installation to prevent recurrence. Less often, the water-line connection to the ice maker has a slow drip behind the unit.
Wine column temperature fluctuations or warm zone

Clicking with no compressor start is the start-relay. Continuous beeping with a closed door is the door-alarm switch, dirty contacts, or a slightly misaligned door from settled cabinetry — common in older Pelican Bay and Port Royal homes where the surround has moved with the structure over decades. We re-align and replace as needed in one visit.
Clear-ice maker not producing, or making cloudy/fused cubes
Sub-Zero's clear-ice system is more involved than a standard refrigerator ice maker — it uses a slow-freeze process that requires a precisely working water inlet valve, harvest cycle, and thermistor. Naples and Cape Coral hard water scales the inlet valve and mold within 18 months, slowing or stopping production. Cloudy or fused cubes point to the same scale issue or to a worn harvest motor. Built-in column & side-by-side (BI-, 700, 730, 736, Designer series)
Repair, almost without exception. These are five-figure appliances with five-figure installation cost, integrated into custom millwork. A 15-year-old built-in Sub-Zero is mid-life. Evaporator fans, condenser fan motors, control boards, gaskets, ice makers — all individually replaceable, all with strong long-term parts availability. The exceptions: catastrophic sealed-system failure past year 18 (and even then, the cabinetry investment often justifies a sealed-system rebuild), or multiple compounding failures across compressor, board, and evaporator on the same diagnostic visit.
Pro Series & freestanding (PRO 48, PRO 36, classic side-by-side)
Repair through year 18 makes obvious sense. The PRO series is built with the same component-level repairability as the built-ins, and the freestanding configuration means a future replacement is at least mechanically simpler — but the appliance cost alone justifies long-life repair.
